If your loan is secured by a deed of trust (i.e., mortgage), then you have a security interest in land/real property that can be used to protect the money you loaned or are owed. While Tennessee is a nonjudicial foreclosure state, debtors sometime resort to litigation in an effort to delay or stop the foreclosure.
